So the job is mostly translation. What the lender means, what the inspector found, what the seller is actually signalling, and what happens next week. You'll always know the answer before you need it.

What does it cost me to work with you as a buyer?

We'll go through buyer agency and compensation in writing, up front, before you tour anything, including who pays what and how that varies by transaction. No surprises at the table.

Should I get pre-approved before looking at houses?

Yes. Not because I want to gate-keep, but because touring homes you can't finance is a fast way to fall in love with the wrong thing.

How many homes will we see?

As many as it takes and as few as possible. Good filtering beforehand means fewer wasted Saturdays.

Can I buy in both Maryland and Pennsylvania?

You can, and I'm licensed in both, so the search doesn't have to stop at the state line. The two states handle closings and transfer taxes differently, and I'll walk you through what changes.
